The Old Oakland site is on a prominent corner on Broadway. The programme called for four stories of stacked market rate flats over a ground floor containing parking and retail fronting Broadway. The design proposed a brick skin to match the materials in the historic district. The serrated 8th Street facade was notched to acknowledge the historic small lot subdivision of the block. The Broadway facade had a giant order window pattern to establish a top, shaft and base.
